How to use KodiiPay on your phone

Direct answers for setting up your account, finding a home, paying and collecting rent, sending money, managing properties and tenants, subscriptions, analytics, expenses and budgets in the KodiiPay mobile app.

How do I move around the KodiiPay mobile app?

KodiiPay changes its navigation depending on whether you registered as a tenant or a landlord. Both roles get the same five-button bar along the bottom and the same header along the top.

Your five bottom tabs as a tenant:

  • Home — your balance, quick actions, alerts and recent payments.
  • Wallet — your KodiiPay balance and every movement in and out of it.
  • Rent — your rent schedules, what is due, and paying rent.
  • Tenancy — your lease details, unit and agreement.
  • More — the services hub with bills, transfers, send money and more tools.

Your five bottom tabs as a landlord:

  • Dashboard — your earnings balance, collection rate, quick actions and recent transactions.
  • Properties — every property and unit you manage.
  • Tenants — everyone who rents from you.
  • Earnings — rent collected, your wallet and withdrawals.
  • More — the services hub with analytics, expenses, budgets and documents.

The header controls, the same on every screen — your photo on the left, then four buttons on the right:

  1. Your photo (top-left) opens Profile & Settings. If you have not uploaded a photo, the KodiiPay logo is shown instead.
  2. Search (magnifying glass) opens Global Search, which finds any screen or record in the app.
  3. QR code opens a chooser with Link a Device and Verify a Receipt.
  4. Bell opens Notifications. A red badge shows the number you have not read yet — for tenants this counts unread alerts and pending rental invitations.
  5. Three dots opens the full menu — a different screen from the bottom More tab, described under the three-dot menu.

The header is hidden automatically on the chat screen so you get the full height for your conversation. Pressing any bottom tab gives a small vibration, so you always know the tap registered.

One naming detail worth knowing: the bottom tab labelled More opens the services hub, while the three-dot button in the header opens a separate, longer menu. They are two different screens, both called “More”.

How do I use Global Search on my phone?

Global Search is the quickest way to reach anything in KodiiPay without hunting through menus. Tap the magnifying glass in the header, from any screen.

  1. Type into the search box. Results are grouped for you as you type, so you rarely need to press anything.
  2. Use the category chips to filter results. A typical set includes All, Screens, Payments, Properties, Tenants and Help, and the exact chips available to you depend on whether you are a tenant or a landlord.
  3. Select any result to open it. Selecting a screen name jumps straight to that screen; selecting a person, property or payment opens its record.

Search covers screens as well as records, so typing the name of a feature such as Wallet, Maintenance or Budget Planner is enough to open it. If nothing matches you get a no-results message rather than a blank screen.

Why do I see a red 'You're offline' bar?

If your phone has no data connection, a red bar appears across the top of every screen reading You're offline. Some features may be unavailable. It disappears by itself the moment your connection returns.

The banner is a warning, not a lock. KodiiPay does not disable buttons while you are offline — if you press one, that action will simply fail and show its own error message. The most reliable fix is to reconnect to mobile data or Wi-Fi and try again.

You will not see this banner while the app lock screen is showing, because the lock screen covers the whole app.

What happens when I open KodiiPay?

Every time you open the app you first see the animated KodiiPay splash: the kodiipay wordmark with the tagline One Platform · Endless Possibilities. It is purely decorative, lasts about four and a half seconds, and there is nothing to tap.

After that, KodiiPay works out where to send you. If you are signed in it takes you straight to your dashboard. If you are not signed in, it takes you to the welcome screen — or to the short intro tour the first time.

If a screen ever fails to open, KodiiPay shows This screen doesn't exist. with a Go to home screen! link, which returns you to the start.

What is the KodiiPay intro tour?

Some new users see a six-slide introduction before anything else. It explains what KodiiPay does, with one slide per topic and an illustration on each.

  1. One platform, endless possibilities — kodiipay is more than rent software — it's a complete property and financial ecosystem for landlords, tenants, families and businesses, all in one secure app.
  2. Pay, collect and move money — pay rent with M-Pesa STK Push, Paybill or bank transfer, top up your wallet, send money, withdraw and pay bills from one place.
  3. Find your next home, safely — browse verified vacant units, book with an escrow-protected refundable deposit, and read real reviews first.
  4. Manage and track everything — properties, units, occupancy, agreements, earnings, budgets, expenses, analytics and exportable reports.
  5. Stay connected and well maintained — chat, formal notices, photo maintenance requests, and referral rewards you can withdraw.
  6. Bank-grade security, by default — PIN and biometric app lock, email OTP, device limits, KYC, escrow protection and QR receipts.

Use Next to advance through the slides and Get Started on the last one, or Skip at any time. There is no back button, only swipe left. Once you have finished or skipped it, the tour will not appear again and there is no way to re-watch it.

How do I choose between tenant and landlord on my phone?

The welcome screen carries the tagline one platform, endless possibilities. and asks you to pick who you are registering as, under the label I AM REGISTERING AS.

  1. Tap I'm a Tenant — “Pay rent, manage your unit, chat with your landlord” — or I'm a Landlord — “Manage properties, collect rent, track earnings”. Your choice fills in and gains a check mark.
  2. Tap Create Account. It stays dimmed and unpressable until you pick a role.
  3. If you already have an account, tap Already have an account? Sign In instead.

Your role decides your entire navigation for the life of the account, so pick carefully — there is no staff sign-in here, and internal KodiiPay staff accounts are created separately.

How do I create a KodiiPay account on my phone?

Registration is one scrollable form. The fields are grouped under the headings Personal Info, Contact, Identification and Security.

  1. Referral Code (optional) comes first, with the hint Enter an invite code e.g. 8HR2K4PK. It fills in automatically if you arrived through a referral link, is forced to uppercase, and shows Invite code applied. or a red note that it could not be verified. An unverified code never blocks you.
  2. Under Personal Info enter First Name and Last Name (both required, at least two characters each), an optional Middle Name, your Date of Birth in DD/MM/YYYY form, and pick a Gender chip: male, female, non binary, prefer not to say or other. You must be at least 13.
  3. Under Contact enter your Email Address and Phone Number. A Kenyan number is accepted as 10 digits starting 0 or 7, or 12 digits starting 254, and is stored as +254. Both are required and your phone number must be unique.
  4. Under Identification you may optionally add a National ID / Passport Number and pick an ID Document Type: National ID, Passport, Driving Licence or Alien Card. If the ID field is blank, the document type is not submitted.
  5. Under Security set a Password and repeat it in Confirm Password. The real rule is at least 8 characters with an uppercase letter and a number, even though the field hint reads Min 6 characters. The eye button reveals both password fields at once.
  6. Tap Create Account. There is no email confirmation step and no extra code — you go straight into the security setup wizard.

If something is wrong you get a red message under the field, such as First name must be at least 2 characters, Invalid email address, Phone must be a valid Kenyan number, Password must be at least 8 characters, Must contain an uppercase letter, Must contain a number, Passwords do not match or Date of birth must be valid (YYYY-MM-DD) and person must be 13+ years old. A failure that has no field to attach to appears in a Registration Failed alert, for example Phone number already registered. Please use a different phone number. or National ID number already registered. Please use a different ID number.

If your phone number is rejected, every other field error is hidden until the number is fixed, so correct it first and re-check the rest.

How do I sign in on my phone?

Sign-in is headed Welcome back with the line Sign in to your kodiipay account. Enter your Email and Password, using the eye button to reveal the password if needed, then tap Sign In.

  1. Select Sign In. Your email is trimmed and lowercased automatically, so capitals and stray spaces are fine.
  2. If the details are wrong you get a Sign In Failed alert, usually reading Invalid login credentials. After a second failure a warning also appears above the form, for example 2 failed attempts. Account may lock after 5.
  3. If you have forgotten your password, use Forgot password? instead of guessing.
  4. If you do not have an account yet, tap Don't have an account? Register at the bottom.

A successful sign-in may still show you more screens before your dashboard: a device-limit confirmation if every device slot is in use, then an email code if two-factor verification is on, then the one-time app-lock setup. Those are covered below.

How do I get a password reset code on my phone?

From the sign-in screen, tap Forgot password?. You land on a screen headed Forgot Password? with the line Enter your email and we'll send you a reset code.

  1. Type the email address on your account.
  2. Tap Send Reset Code. If the address is not filled in properly you get Please enter a valid email address.
  3. KodiiPay emails you a six-digit code with the subject Your kodiipay password reset code. The code expires after 15 minutes.
  4. You are moved straight to the next screen to enter it.

There is no confirmation message on screen — if you were sent to the next screen, the request went through. If the code never arrives, use Back to Sign In and then Forgot password? again to request a fresh one, because the code screen itself has no resend option. For your security KodiiPay answers the same way whether or not the email exists on the system.

How do I set a new password with my reset code?

The reset screen is headed Reset Password and reminds you which email the code was sent to. You need three things: the six-digit Reset code from the email, a New password and a Confirm new password.

  1. Type the six digits from your email. Only numbers are accepted.
  2. Enter your new password twice. They must match, and be at least 6 characters.
  3. Tap Reset Password. On success you get a Password reset successfully! alert — tap OK and sign in with your new password.

If the code is wrong or has expired you may see Please enter a valid 6-digit code., and the two password fields check that they match with Passwords do not match. Be aware that a service problem can appear as a generic Edge Function returned a non-2xx status code. message — if you see that, request a new code and try once more.

Two things to know: resetting your password does not sign out your other devices, and unlike registration this screen has no strength rules — so choose a password you would be happy to use everywhere.

Why does KodiiPay email me a code when I sign in?

If your account has two-factor verification switched on, KodiiPay asks you to prove the sign-in is really you before opening the app. The screen is headed Verify your identity and tells you a six-digit code was sent to your email address, with the address partly masked, for example We sent a 6-digit code to jo****do@example.com. Enter it below to finish signing in.

  1. Enter the six digits using the on-screen keypad, by tapping the boxes, or by long-pressing a box to paste. It verifies itself a moment after the sixth digit — there is no button to press.
  2. If you mistype it you get Check the code in your email and try again.; if it has expired, Tap Resend to get a new code.; if you have too many tries, Request a new code.
  3. Use Resend code once the countdown finishes if the email is slow to arrive. Until then the button reads Resend in 60s and counts down.

The email contains your code only — No links are included in the email — only your code. There is deliberately no way to skip this screen, so if you cannot find the email, check spam and use resend. If your account also uses two-factor verification, you may be asked for a second code in a row after a device-limit confirmation.

What is Device Limit Reached on mobile?

Your account has a cap on how many devices can be signed in at once. When they are all in use, KodiiPay signs out the oldest one to make room for the new device — but it asks you to confirm that first with a code sent to your email.

  1. After signing in you are shown Device Limit Reached, which explains: You're signed in on all your devices. We'll sign out the oldest one to make room.
  2. It then tells you A 6-digit code was sent to your email address. Enter it to confirm. and waits 60 seconds before offering another option.
  3. Enter the six digits on the on-screen keypad. It verifies itself after the sixth digit.
  4. If you also use two-factor verification you are asked for that code next; otherwise your dashboard opens.

To avoid being caught out, raise your device limit in Profile & Settings before signing in on a new phone, and sign out devices you no longer use from your active-sessions list.

One honest limitation: if the code does not arrive, this screen offers no clearly labelled resend after the countdown — the option labelled Cancel simply takes you back. The reliable recovery is to go back, sign in again and request a new code.

How do I set up app lock and security on first sign-in?

Straight after registering — and offered once more later if you skip it — KodiiPay runs a seven-step security wizard. You move through the steps without leaving the screen.

  1. Secure Your App — choose Biometric + PIN (fingerprint or face with PIN backup) or PIN Only, a 4-digit PIN lock. Biometric is offered by default. Skip for now is available but asks you to confirm.
  2. Create Your PIN — enter a 4-digit PIN on the keypad. The wizard moves on by itself after the fourth digit.
  3. Confirm Your PIN — enter it once more. If they differ you get PINs don't match — try again.
  4. Auto-Lock Delay — choose how long before the app re-locks when you leave it: Immediately, 1 minute, 5 minutes, 10 minutes or 30 minutes.
  5. Email OTP at Sign-In — choose Enable OTP (recommended) or Skip for Now, which you can turn on later in settings.
  6. Max Devices — set how many devices may be signed in at once, from 1 to 10, using the minus and plus buttons.
  7. Profile Photo — optionally add a photo so your tenants and landlords recognise you, then tap Complete Setup.

Two things to be careful about. First, nothing is saved until you press Complete Setup, so if you leave the wizard halfway through, your PIN and all your other choices are discarded. Second, the default settings are strict: one device and email OTP enabled. If you sign in on a second phone straight away you will meet the Device Limit screen, so raise Max Devices here if you plan to use more than one device. If your phone has no biometrics enrolled you get Biometrics Not Available and stay on the first step to choose PIN only.

How does the PIN and fingerprint lock screen work?

Once your auto-lock delay passes, KodiiPay covers the whole app with the lock screen. It greets you with Welcome back, and your name underneath.

  1. If you chose biometrics, your phone's own prompt appears straight away, titled Unlock kodiipay, with Use PIN as the fallback.
  2. Otherwise enter your 4-digit PIN on the on-screen keypad, which also includes a backspace key.
  3. A wrong PIN shakes the dots, clears after a moment, and counts down your remaining tries, for example 3 attempts remaining.
  4. After 5 wrong attempts the keypad locks for 30 seconds and shows Too many attempts. Try again in 30s.

Please memorise your PIN. There is no “forgot PIN” and no sign-out button on this screen, so if you cannot remember it the only way back in is to reinstall the app — and that means setting everything up again. Because Immediately re-locks the app the moment you return to it, frequent app switching can feel like repeated lock screens.

How do I change my password once I'm signed in?

Changing your password from inside the app does not need your old password. Open Profile & Settings and choose the change-password row, then enter your New Password and Confirm Password and save.

The same strength rules as registration apply: at least 8 characters, including an uppercase letter and a number. If the two entries do not match you are asked to confirm again before anything is saved.

Changing your password does not sign out your other devices. To remove devices, use the active-sessions list in your profile instead.

How do I change my app-lock PIN later?

Your PIN can be changed from Profile & Settings. Open the app-lock row, choose the option to set or change your PIN, and enter the new one twice on the keypad — four digits, confirmed by entering it a second time.

The same screen controls whether the lock is on at all, which method it uses (biometrics or PIN only), and how quickly it re-locks. You can also turn email OTP at sign-in on or off here if you skipped it during setup.

Changing these settings affects this device straight away, and the new PIN replaces the old one everywhere it is used.

What does my tenant Home screen show?

Home is the first thing you see after signing in, and it is built around one number: how much you have available.

  1. The balance block at the top is labelled AVAILABLE TO WITHDRAW. Tap the eye icon to hide it and show ••••••, which is handy in public.
  2. Four quick actions sit underneath: TOP UP, PAY RENT, REQUEST and WITHDRAW.
  3. An OVERDUE or partial-payment banner appears if you owe rent, so you always know before you open the Rent tab.
  4. The payment-status card shows This Month as a percentage, the previous month and whether it is trending up or down, then Total Due, Paid and Balance, with Pay Now when rent is owed.
  5. Suggested For You is a swipeable carousel of properties with photos, prices and badges, so you can jump straight to a listing.
  6. Recent Transactions lists your latest movements, and each row opens its own detail screen.

If your landlord has frozen your wallet for any reason, the balance area shows Your wallet is frozen. Contact support before making payments. and payments are blocked until it is lifted.

How do I use my Wallet screen?

Wallet is your second tab. It shows your AVAILABLE TO WITHDRAW balance with an eye toggle, a 7-day chart of your money, four quick actions and every movement in and out.

  1. TOP UP (green plus) adds money. PAY (blue arrow) goes to rent. PAY BILL (cyan document) goes to bills. WITHDRAW (red arrow) takes money out.
  2. Use the MONEY IN and MONEY OUT pills to filter both the chart and the list. Money in means a deposit that came to you; rent, bills, withdrawals and sent money all count as money out.
  3. Movements are grouped under a date heading such as 3 OCTOBER 2026. Each row shows who it was with, a short reference, the amount as + KSH. 1,500.00 or - KSH. 1,500.00, and the time.
  4. Scroll to the bottom and more history loads automatically. VIEW ALL on the first group takes you to the full statement.
  5. Tap any row to open its transaction detail, receipt and breakdown.

Two honest notes. Your own top-ups are listed against a name rather than a description, so they can show as UNKNOWN USER. And this figure is your spendable balance only — money being held for a send-money or a pending withdrawal is set aside and deliberately not shown here.

How do I top up my wallet with M-Pesa?

Top Up Wallet is the fastest way to add money. You need an M-Pesa number saved in your profile first — if there isn't one, the screen tells you Add your M-Pesa number in Profile first and tapping that row opens your profile.

  1. Enter an amount, or tap one of the preset chips such as KES 3,500. The smallest top-up KodiiPay accepts is KES 10, even though the field only hints at a higher figure.
  2. Check the line under the field: STK will be sent to +2547XXXXXXXX. That is the number that will receive the prompt.
  3. Tap Send M-Pesa prompt. Your phone shakes while it waits.
  4. Enter your M-Pesa PIN on the phone. KodiiPay moves to Confirming payment… while it checks.
  5. You finish on Payment confirmed! and Your wallet has been topped up successfully. Tap Done and you land on your Wallet.

If you cancel or the payment is declined you get Payment failed and Try Again, and nothing is taken. KodiiPay waits up to three minutes for your confirmation, so if you leave the app open the check continues in the background.

Other way to fund is the second option on the same screen. It reveals the PayBill and account details to copy into your banking app — your phone number acts as the account number, funds normally reflect within minutes, and the Safaricom callback is the only thing that can credit a transfer this way. This whole block disappears when funding this way is switched off.

How do I see what rent I owe?

Your Rent tab lists every month you still owe, one card per billing month — April and May are never merged into a single figure.

  1. The section header Unpaid Rent carries a count pill such as 1 month or 3 months.
  2. Each card shows the property, the unit and area (for example B02 - Ground Floor Left · Nairobi), the billing month such as April 2026, a status line and a badge: Overdue, Partial or Due.
  3. The status line is precise: Was due 30 April 2026 · 31 days late, Due today — 31 May 2026, Due tomorrow, Due in 3 days, or Due 31 May 2026 · KES 1,500 already paid.
  4. The total row reads Balance Due once you have paid something, otherwise Total Due, with the sub-line of KES 45,000 total · KES 12,000 paid.
  5. Tap Rent Breakdown to see the itemised charges — Base Rent, Water, Electricity, Service Charge, Garbage Collection, any Other Charges, then Late Penalty if one applies, Total Charged, Already Paid and Still Owed. Zero-value rows are hidden.
  6. If you are behind on more than one month, a banner totals it for you: 3 months unpaid · 2 overdue, 1 due, Total outstanding: KES 96,000, Oldest unpaid: 30 April 2026 (31 days ago).
  7. Tap the card to go to the payment screen for that month.

At the bottom, Recent Payments lists your last five completed rent payments with the date and time you paid, and View All opens the full statement. Months you have fully paid drop off automatically, and months that are not due yet are not shown.

If there is nothing to show you will see one of four messages: All Paid Up!, No Active Rentals if you have no signed, active lease, Lease Termination Pending while your landlord considers a termination request, or Lease Terminated once it has been approved.

How do I pay a month of rent?

Tapping a rent card opens Payment Details. Your available balance and the amount needed are shown at the top, followed by the payment methods your landlord has enabled.

  1. Pick a payment method. You only ever see the methods your landlord has switched on — Wallet, M-Pesa, Bank Transfer or Till Transfer. If a method you had chosen disappears, KodiiPay moves you to an available one automatically.
  2. Enter the amount. Partial payments are allowed from KES 10 up to the balance due, and Pay full balance fills the field for you. Overpayment is not possible — the amount is capped at what you owe.
  3. Check the summary. It shows Rent Amount, Transaction Fee and Total. The fee is always added on top of the rent, never taken out of it.
  4. Confirm with Pay Now in the final dialog.

Each method works slightly differently. Wallet pays immediately from your balance. M-Pesa tops up only the shortfall first — KodiiPay sends a prompt for exactly the missing amount, then pays the rent once that lands. Bank Transfer and Till Transfer send the money straight to your landlord's PayBill or Till rather than into their KodiiPay wallet, and can top up a shortfall the same way first.

If you are short, KodiiPay tells you exactly how much: Insufficient balance. Need KES 12,012 (rent KES 12,000 + transaction fee KES 12), have KES 5,000. Top up KES 7,012 or more. You can tap Top up KES 7,012 now and continue, or cancel and pay part now.

You finish on Payment Successful — Your rent has been paid. A bank or till payment is settled with the recipient after that, and if it cannot be delivered your money and the fee are returned automatically. If the amount is out of range you are told You can pay at most KES 12,000 (the balance due)., and if your wallet is frozen you get Your wallet is frozen. Contact support.

What is in my More tab?

Your More tab is the services hub. Nothing here moves money by itself — it is the launch pad for everything you can do.

  • RECENTLY USED appears first once you have used a service, so your shortcuts are one tap away. Long-press a tile to remove it from this list.
  • MAIN SERVICES holds Send Money, Wallet Transfer, Bank Transfer, Paybill, Merchant Pay, Add Money, Withdraw and Transaction History.
  • LIPA NA M-PESA holds two cards: Buy Goods & Services — Pay any Till number — goods, services and more. — and Pochi la Biashara — Send money to a merchant's Pochi by their M-Pesa phone number.
  • PAY BILLS & SERVICES holds School Fees, Electricity, DStv, GoTV, Zuku, StarTimes, Showmax, SHA, Water Bill, WiFi, Insurance, Loan Repayment and Others. Choosing one pre-fills the biller's number and account label for you.

Remember there is a second, separate menu: the three dots in the header opens the longer menu with Find a Home, My Tenancy, Payout Methods, Formal Notices, Property Reviews, Profile & Settings and Sign Out.

How do I pay a bill with PayBill?

Pay Bill works for any paybill or bank account. Enter the business number, the account number and the amount, and KodiiPay pays it from your wallet.

  1. Fill in the business number (placeholder e.g. 247247) and the account number (placeholder e.g. KODII-001). Starting from your Wallet or a biller tile pre-fills these.
  2. Enter the Amount (KES) — the minimum is KES 10. Your wallet balance is shown above the button.
  3. Read the fee line: Transaction fee: KES 12 · Total: KES 1,012. The fee is added on top of your amount.
  4. Tap Pay KES 1,000. If your balance covers the total, it pays straight away. If not, KodiiPay asks first — it never quietly tops you up — and offers Top Up KES 512 for exactly the shortfall, or Cancel.
  5. Approve the M-Pesa prompt if you chose to top up, then KodiiPay completes the bill payment automatically.
  6. You see Payment successful! with your M-Pesa receipt number where one exists, and Done returns you to the app.

This is the same pipeline landlords use for rent, so the money is delivered to the paybill directly rather than into anyone's KodiiPay wallet. Delivery to the paybill can take a moment and KodiiPay checks for you; if it ultimately cannot be completed you are told Payment failed and your wallet and the fee are both returned. Going back mid-payment is blocked with Payment in progress.

How do I pay a bank or paybill account from Bank Transfer?

Bank Transfer is a directory of the banks and paybills you can pay, listed as Paybill {business_number} · {account_label}.

  1. Search by bank name or business number using the box reading Search bank or paybill….
  2. Tap the one you want and KodiiPay opens the Pay Bill form with its details filled in.

If nothing matches you get No banks match your search, and if the list is empty you get No banks available — which can also mean the app is offline. Pull down to refresh. Only banks that are active in KodiiPay appear here; you cannot type in one that is not listed.

One thing to be aware of: this list currently passes on only the business number and the account label, so the Pay Bill form may show the generic field name Business Number instead of the bank's name and leave the account field empty. Fill those in yourself before paying.

How do I pay a shop using Buy Goods & Services?

Buy Goods & Services pays any merchant's Till number from your KodiiPay wallet. Open it from the LIPA NA M-PESA card on More, or from the Merchant Pay tile.

  1. Enter the merchant's Till Number — digits only, 5 to 7 digits, for example 522533.
  2. Enter the Amount (KES), minimum KES 10, and check the line Transaction fee: KES 12 · Total: KES 1,012.
  3. Tap Pay KES 1,000. If your balance is short, KodiiPay asks before topping you up for exactly the shortfall and then continues.
  4. You see Payment successful! — KES 1,000 paid to Till 522533. — with your receipt where one exists, then Done.

The merchant is paid on their Till through M-Pesa's Buy Goods & Services service — they never receive a KodiiPay wallet credit, so their Till statement will show KodiiPay as the reference. If the payment cannot be completed, your amount and the fee are both returned. Watch the fee line rather than the button, because the button shows your bill amount and the fee is charged on top.

How do I send money to a merchant's Pochi la Biashara?

Pochi la Biashara sends money into a merchant's M-Pesa Pochi using their phone number — the mobile-money wallet that sits behind their Till, rather than the Till itself.

  1. Enter the merchant's number under Merchant's M-Pesa Phone as +254 followed by 9 digits.
  2. Repeat it under Confirm Phone Number until you see ✓ Numbers match. This second check is what stops a mistyped number from sending money to a stranger.
  3. Enter the Amount (KES), minimum KES 10, and check Transaction fee: KES 12 · Total: KES 1,012.
  4. Tap Pay KES 1,012 — this button already includes the fee.
  5. Confirm in the Confirm Pochi Payment dialog, which warns This action cannot be undone.
  6. You see Payment successful! — The merchant will receive the money in their M-Pesa (Pochi).

If your balance is short, KodiiPay offers to send an M-Pesa prompt for exactly the shortfall and carries on with your payment once it lands. Payment is protected in the same way as any other send: the amount plus the fee is set aside the moment you confirm, and returned in full if the payment fails. You cannot send to your own number, and rapid repeat attempts are rate limited for your protection.

How do I send money to someone on their phone?

Send Money pays anyone on M-Pesa from your KodiiPay wallet, in four short steps.

  1. Choose who to pay. Two icon tabs sit at the top: your phone's contacts (KodiiPay asks for permission the first time) or manual entry. In manual entry you type +254 and 9 digits under PHONE NUMBER, then repeat it under CONFIRM NUMBER until you see ✓ Numbers match, then Continue.
  2. Enter the amount under AMOUNT. Your available balance and the live Transaction fee are both shown; the smallest send is KES 10.
  3. Check the summary. TO, AMOUNT, FEE and TOTAL — remember the total is the amount plus the fee.
  4. Tap Send. The button reads Authenticating… while it works, and you get Sending Money….
  5. You land on Money Sent! with Back Home and Send Another.

The recipient is paid on their phone by M-Pesa; their KodiiPay wallet is not credited as well. Your amount plus the fee is set aside when you confirm and returned in full if the payment is rejected. KodiiPay will not let you pay your own number, and it will not let the payment proceed if your balance cannot cover the amount and the fee — the message tells you exactly how much to add.

One honest caveat: the success screen appears about two seconds after the money is dispatched, not after M-Pesa confirms it. If a send is later declined, the failure reaches you as a notification rather than on that screen, so keep an eye on your notifications after sending.

What is the difference between Send Money and Wallet Transfer?

Both appear on your More tab, and they pay the same person, but by different routes.

  • Send Money moves money to that person's M-Pesa phone. They receive it on their handset. This is what you want for paying a person, a landlord for a one-off, or a merchant's Pochi.
  • Wallet Transfer moves money inside KodiiPay, so it lands in that person's KodiiPay balance instead of their phone.

Both charge the standard transaction fee on top of the amount. If you are paying someone who lives on KodiiPay and wants the balance available in the app, Wallet Transfer is the quicker option; if you want cash in their hand, use Send Money.

How do I withdraw money from my wallet?

Withdrawals take your KodiiPay balance out to a real bank account or M-Pesa number. Open Request Withdrawal from the red WITHDRAW action on Wallet, Home or More.

  1. Enter the Amount (KES). The minimum withdrawal is KES 100.
  2. Check the fee card: Withdrawal amount, Transaction fee and Total required. The fee is charged on top, so your wallet must hold the amount and the fee.
  3. Under Select a Payout Method, choose where the money goes. Your default method is tagged Default. If you have not added one you will see No payout methods. Add one in your profile.
  4. Tap Continue, then enter the code sent to you on OTP Confirmation and tap Confirm & Request.

If your balance is short, KodiiPay spells it out — Insufficient balance. You only have KES 400 available. — and offers Withdraw Maximum Available, which shows you exactly what you would receive, the fee and the total charged before you confirm. There is also a warning if your balance is too low to cover even the fee after the withdrawal.

RECENT WITHDRAWALS lists your history with the fee and net amount (for example Fee: KES 12 · Net: KES 4,988), the date requested, its status badge and any rejection reason. Use VIEW ALL for the full list.

Two things worth knowing. M-Pesa withdrawals are manual — your request is queued and paid out when it is executed, unlike bill payments which go out automatically. And nothing is shown on screen after you confirm, because the app returns you straight to the previous screen; your request appears under RECENT WITHDRAWALS and as a notification.

How do I add or change a payout method?

Payout methods are the destinations KodiiPay can pay money out to. Open Payout Methods from the three-dot menu in the header.

  1. The Built-in wallet row is always there and cannot be removed. Turning it on simply tells KodiiPay you are happy for your KodiiPay wallet to be offered as a payment option to the people who pay you — it does not affect anything else.
  2. Tap Add Payout Method, choose a type — Wallet, M-Pesa or Bank — and fill in your Account Holder Name.
  3. For M-Pesa enter your phone number, for example 2547XXXXXXXX.
  4. For Bank, enter the PayBill/Till Number and your Account Number. In KodiiPay “bank” means a PayBill or Till business number plus an account number, not a traditional bank account.
  5. Add an optional Nickname such as My M-Pesa or Business PayBill, and tap Add Method. If you leave the nickname blank the screen saves it as M-Pesa, Bank Transfer or Wallet.

Back on the list, each method can be made Default, edited or deleted, and deletion asks you to confirm first. On a landlord's account this list is the single control that decides which payment methods their tenants are offered when paying rent — so turning Built-in wallet on and off here is exactly how you offer or hide wallet payments.

Your first method is automatically set as your default, so start with the one you use most. Nothing here changes the fees you pay.

How do I see my payment history and download a statement?

My Payments is your full rent record, grouped by property. Open it from VIEW ALL on Wallet, View All on Rent, or Transaction History on More.

  1. Each group header shows the property and unit, plus Paid to {landlord} with the landlord's photo.
  2. Under it, a table reads Month | Due | Paid on | Status | Paid | Balance | Late, with statuses Fully Paid, Overdue, Overdue (Partial), Partially Paid and Due, and a timeliness label of On time, Early or {n}d late.
  3. Use the search box to filter by month or status, the sliders button to filter by property, and the calendar button to pick a date range.
  4. Scroll for more; the totals line Total Paid and the record count always reflect what is currently shown.
  5. Tap Download to get a statement: choose Full History for everything, or Custom Range and pick a From and To date. Tap Download PDF and your phone's share sheet opens with the file.

A Bill Payments block at the bottom lists the bill payments you have made, with the business number, account, amount and date. Only completed bill payments appear, so a payment that is stuck never shows up here — check your notifications for those.

Two notes: the list starts with the last six months, so widen the range to see older records, and Full History exports everything regardless of the filters currently on screen. On devices that cannot share files you get Sharing Unavailable — PDF sharing is not supported on this device.

What does a transaction detail screen show?

Tap any transaction in Wallet or My Payments to open its detail. It tells you exactly what happened and gives you proof of it.

  1. The hero shows the payment type, the amount as + KES 1,500.00 in green or − KES 1,500.00 in red, the net amount where it differs, and a badge — Full Payment or Partial · 62% with a progress bar. Rent payments also show the month, for example Paid for April 2026.
  2. UNIT & PROPERTY and RENT SCHEDULE appear for rent, giving Total Due, Total Paid, Balance and This transaction contributed with the percentage of rent it covered, plus a CHARGE BREAKDOWN.
  3. Bill Details appears for bill and till payments, with the business number, Account: number and the M-Pesa Receipt.
  4. Counterparty shows who you paid or who paid you, with a Received from or Sent to tag.
  5. Details lists the Reference, Type, Channel, Status, Gross Amount, Net Amount, Platform Fee, Date and Time.
  6. On a completed payment, Download Receipt saves a receipt PDF you can share, and Reports takes you to My Payments.

Receipts only exist for completed, successful payments — on anything else KodiiPay says Receipts are only issued for completed, successful payments. If a payment never appeared, the screen reads Transaction not found.

How do I verify someone's KodiiPay receipt?

Verify Receipt proves that a receipt really came from KodiiPay, and whether the payment behind it actually completed. It is read-only and never moves money.

  1. Open the QR icon in the header and choose Verify a Receipt — the other card on that screen, Link a Device, signs in a computer instead.
  2. Tap Scan QR and point your camera at the receipt's QR code, or tap Enter Number and type the code, for example LP-1756000000000 or KC-1756000000000.
  3. Read the result. Verification successful means it is a genuine KodiiPay receipt whose payment completed, and shows the Receipt No., Paid By and Paid To with a PAYMENT SUCCESSFUL badge.
  4. If the receipt is genuine but the payment did not finish you get Receipt found — payment not completed, which is deliberately different from a fake receipt.
  5. A number KodiiPay does not recognise gives Verification failed — Please check the receipt number and try again.

Verification reports what KodiiPay has on record, not what M-Pesa has: a payment that is still waiting for your M-Pesa PIN will report as not completed. Only names are shown, never full account details. Use Verify Another or Try Again to check more than one.

What is in the three-dot menu on my phone?

The three dots in the top-right open the full menu, which starts with your name, email and a Tenant badge, plus a small edit button that opens your profile.

  • Find a Home
  • Messages
  • My Tenancy
  • Notifications
  • Withdrawals
  • Payout Methods
  • Formal Notices
  • Property Reviews
  • Referrals
  • Support
  • Profile & Settings

A red Sign Out sits at the bottom, above the version number. Tapping it asks Are you sure you want to sign out? before it happens.

Remember this is a different screen from the More tab in the bottom bar, which opens the services hub. Both are called More.

Where do I find my lease details?

Your Tenancy tab is the full record of where you live and what you owe, with your property photo at the top.

  • Monthly Charges — Base Rent, Security Deposit, Electricity, Service Charge, Garbage, Other Charges and Total Monthly.
  • Lease Terms — Start Date, End Date, Payment Frequency, Rent Due Day and Notice Period.
  • Agreement Status — whether you and your landlord have both signed.
  • Bedrooms and Bathrooms.

Pull down to refresh. If you have never had a tenancy you get No Tenancy — You have no active or past tenancy agreements.

At the bottom, Request Termination lets you ask to end your lease. You will see a clear explanation first: you stop being a tenant at that property, the lease ends once accepted, your landlord reviews the request, and all rent schedules and agreements end. Your landlord is notified immediately and has 30 days to respond. Until they do, your screen shows Lease Termination Pending and no new rent schedules are created.

View Lease Document is for opening your signed agreement, but the document viewer is not live in the current app build — the button responds but nothing opens. Your full terms are the ones listed above, and your signed copy is with your landlord.

How do notifications work on my phone?

Tap the bell in the header to open your notifications. The red badge on the bell counts unread notifications and any rental invitations waiting for your answer, so a landlord waiting on you keeps the badge lit.

  1. Each item shows its title, a short explanation and how long ago it arrived — just now, 5m, 2h and so on, each with its own icon.
  2. Tap an item to act on it: a rent reminder opens that month’s payment screen, an invitation opens My Invitations, a review notification opens your reviews, and anything else opens the screen named in it.
  3. Scroll down for older notifications — the list loads more as you go.

You can clear an item by swiping it left or right, which deletes it immediately with no confirmation and no undo. Be deliberate with horizontal swipes: a rent reminder or a KYC notice cannot be brought back once removed.

The badge can lag a little behind — if an item still shows after you have read it, leave and come back or wait a few seconds.

How do I message my landlord or other KodiiPay users?

Open Messages from the three-dot menu to see every conversation you are part of, newest first, with the other person’s photo, the property or unit you share, the last message and when it arrived.

  1. Type in Search conversations… to filter the list you already have loaded.
  2. Tap a row to open the conversation. Unread ones are marked.
  3. Use the compose button to start a new conversation.

Only your most recent conversation with each person is listed, so if you have an older thread with the same person it will not appear — start a new conversation instead and KodiiPay will find the existing thread for you.

How do I send a message in a chat?

A chat screen gives you the person’s name at the top, the whole conversation in the middle and your message box at the bottom. This is the one screen where the KodiiPay header and the bottom tab bar are hidden, so you get the full height of the phone for the conversation.

  • Type your message and send it.
  • The other person sees a typing indicator while you are typing, and KodiiPay shows when they were last active.
  • Scroll up to re-read earlier messages in the thread.

Two honest warnings. First, messages are not end-to-end encrypted today — the app stores a scrambled copy but also keeps a readable copy on the server, so treat chats as a convenience rather than a confidential channel. Second, the clear-chat control in the header deletes the conversation for both of you, and it asks for no confirmation. Use it only if that is genuinely what you want.

If a message fails to send the composer stays where it is, so check it went through before closing the screen.

How do I start a new conversation?

Tap the compose button on the Messages screen. You have two ways to find who to write to.

  1. Use the contacts tab to pick someone from your phone’s address book. KodiiPay asks for permission the first time you open it, and shows No device contacts if you decline.
  2. Use the registered KodiPay users tab to search by name or phone — Search by name or phone… — and only people with a KodiiPay account appear here.
  3. Tap the person you want and the conversation opens.

Searching for a number that has no KodiiPay account will still open a thread, but nothing will arrive, so check the person has an account — the registered users tab is the reliable route. You can also start a conversation straight from a property listing using its message button.

How do I report a maintenance problem?

The Maintenance screen lists every request you have raised, each with a status chip showing where it has got to.

  1. Open Maintenance and tap the + in the header, or tap Raise Request if you have none yet.
  2. Describe the problem in the Describe the issue in detail box.
  3. Choose a Category and a Priority.
  4. Attach up to two photos with Add Photo. A third attempt tells you Limit Reached — You can add up to 2 photos.
  5. Tap Submit Request. You return to the list automatically.

Tap any request to see its full detail: your description, category, priority, the photos you attached and the current status — open, assigned, in_progress, resolved or cancelled. Once your landlord marks it resolved you can rate the work out of five and add a note, and you can only leave that feedback once.

What are Formal Notices?

Formal Notices is where your landlord sends anything that needs acknowledging — most often a change to your rent. Open it from the three-dot menu.

  1. Your notices appear newest first, with pending ones clearly separated from ones you have already acknowledged.
  2. A rent-change notice shows New Rent Amount: with the figure.
  3. Tap Acknowledge to confirm you have read it. One tap is all it takes.

If there is nothing for you you get No Notices — You have no formal notices from your landlord. Pull down to refresh.

One limitation worth flagging: KodiiPay records that you acknowledged a notice, but not when or from where, so if you ever need to evidence a rent change, keep your own copy of the notice.

How do I read and write property reviews?

Property Reviews shows what tenants really think, and lets you add your own. Open it from the three-dot menu.

  1. Your average score sits at the top with five stars, and beneath it a summary of how many Landlord Responses you have received and how many Properties Reviewed.
  2. Bars break the rating down by Overall, Cleanliness, Security, Management and Value. Green is 4 or above, amber is 3, red is below.
  3. Your Reviews are the ones you have written — marked Anon, with a Verified tag, and a Edit link.
  4. Community Reviews are other tenants’ reviews of the same places, marked Anonymous and labelled Other Tenants. Any landlord reply appears underneath the review.
  5. Scroll down to load more of either list.

Two things to know. Edit does not currently update your review — it opens the write form and posts a second review, so if you spot a mistake leave it and mention it to your landlord instead. And a review flagged by other users shows a Flagged label with no explanation of why.

How do I leave a review for a property?

Tap Write on the Property Reviews screen, or the Write a Review button when you have none yet.

  1. SELECT PROPERTY lists your tenancies. Properties you have already reviewed are shown separately with a Reviewed chip.
  2. RATINGS is required: tap a star out of five and it is labelled Terrible, Poor, OK, Good or Excellent. You can also rate cleanliness, security, management and value.
  3. YOUR REVIEW is optional, up to 500 characters, under What should future tenants know about this place?
  4. POST AS lets you stay Anonymous — Your name won’t be shown to the landlord — or appear under your own name, which the landlord can see.
  5. Tap Submit Review and you get Review Submitted.

If you have no tenancies you get No Properties to Review, and if you have reviewed them all you get All Reviewed! — in which case you can no longer add another.

Choose Anonymous with care: it also removes your contact details from the review record, so the landlord cannot follow up with you about it.

How do KodiiPay referrals work?

Referrals is your invitation counter. Open it from the three-dot menu.

  • Referred — how many people you have invited.
  • Total Earned — what your invitations have earned you.
  • Credited — what has actually been paid into your balance.

HOW IT WORKS sets out the steps, and Share Now opens your phone’s share sheet with your referral code and a link that installs the app and pre-fills the code.

The reward amount is set by KodiiPay and is shown live on this screen, so it is always the current figure rather than a fixed one. Be aware that the headline reward is tied to a landlord subscribing — as a tenant you will usually see 0 until an actual reward is credited to you. Also note the share sheet needs something to share to: on a device with no share options the button does nothing.

How do I find and book a home?

Find a Home is the largest screen in the app and is where you browse verified vacant units. Open it from the three-dot menu.

  1. Search by area, county or property in the box reading Search area, county, property.
  2. Open the filters to set a price range from Min to Max, plus county and ward filters.
  3. Browse the rails: Featured homes (top picks from our most trusted landlords), Recommended for you, Nearby you (great homes close to you, which needs your location) and Discover neighborhoods to browse by area.
  4. Tap the heart on any card to save it, or use the header heart to open your saved list.
  5. Tap a card to open the full listing.

The same unit can appear in more than one rail at the same time, and a rail with no results simply disappears rather than showing an empty box.

How do Favourites work?

Tap the heart in the header on Find a Home to see everything you have saved. Tap any card to open that listing.

When you have not saved anything yet you get No favourites yet with a Browse homes button.

Two honest notes. A favourite disappears from this list as soon as that unit stops being vacant — for example once it is taken — and there is no way to recover it. You can also only remove a favourite from the listing screen itself, not from here. And Browse homes replaces this screen rather than stacking on top of it, so pressing Back afterwards leaves the app instead of returning to your favourites.

What does a unit listing show me?

A unit listing is the full detail page for one home: a photo gallery, the pricing breakdown, everything about the place, who is letting it and what other tenants said.

  1. Monthly Charges — Base Rent, Water, Electricity, Service Charge and Garbage, so you see the real monthly total before you commit.
  2. About This Unit, then Unit Features and Property Amenities as chip lists.
  3. About The Property — the fuller description.
  4. Listed By — the landlord’s photo, name and contact details.
  5. Tenant Reviews — ratings, dimension scores, the Verified tag, helpful counts and any landlord replies.
  6. Book appears while the unit is still vacant, and a message button starts a conversation with the landlord without leaving the app.

Tapping Book opens the checkout, where you confirm before anything is reserved. If you are still deciding, message the landlord first — questions about water, waste collection or notice periods are much easier to settle before you pay a deposit.

How does booking with a deposit work?

Tapping Book on a vacant listing opens Confirm Booking. You see the unit and the deposit calculated from its rent, then confirm.

  1. Review the details and confirm. A second confirmation asks you to be sure.
  2. You finish on one of two messages: Deposit Secured! — KES 25,000 is now held safely in kodiipay escrow. — or Booking Sent, meaning your reservation request has been sent to the landlord.
  3. You are taken to your Bookings list either way.

The deposit is held in escrow, not paid straight to the landlord. Once you have settled in and confirmed, the deposit is released to them; if you back out under the refund conditions, it returns to your KodiiPay wallet instead.

Because the app moves you straight on to Bookings after confirming, the checkout screen cannot be revisited — go back through Bookings rather than Back. Which of the two outcomes you get depends on the unit and the landlord, and KodiiPay does not always explain which applies.

How do I track my bookings?

Bookings lists every unit you have reserved, newest first, and tapping one opens a detail panel with the Unit Details, a Timeline of where the reservation has got to, and the actions available right now.

  • Accept Booking or Decline — answering the landlord’s reservation request.
  • Tenant Moved In — Request Confirmation — telling the landlord you have settled in.
  • Yes — I Have Settled In — releasing the deposit to the landlord.
  • No — Refund My Deposit — cancelling and having your deposit returned to your wallet immediately.

You get a clear confirmation for each outcome: Booking Accepted, Booking Declined, Confirmation Sent — Waiting for the tenant to confirm they have settled in. — Settlement Confirmed — Deposit has been released to the landlord. — Deposit Refunded, or Cancelled.

If No — Refund My Deposit looks like a simple answer to a question, be aware it moves real money straight back to your wallet.

What is a rental invitation?

An invitation is a landlord offering you a specific unit before any tenancy exists. They appear in My Invitations, and an unanswered invitation also keeps the bell badge lit.

  1. Tap an invitation to see the full offer: the cover photo, the landlord, the property and unit, the location, bedrooms, bathrooms, size and furnishing, and any personal message they wrote.
  2. Monthly Charges itemises Base Rent and the other charges, and a Payment Received or Payment Due panel tells you whether this month has been paid.
  3. Amenities chips, About Property, About Unit and a Unit Photos strip fill out the picture.
  4. Tenant Reviews shows up to five reviews from other tenants, with dimension bars and any landlord replies — read these before you accept.
  5. Tap Accept, or Decline behind a confirmation.

Accepting creates your tenancy and, if the invitation says this month is already paid, records that payment so you are not billed twice. The invitation shows its expiry line, so act before it lapses. If there are none you get No Invitations — You don’t have any pending invitations right now.

How do I contact KodiiPay support?

Support is where you raise a ticket with the KodiiPay team. Open Support from the three-dot menu.

  1. Tap the + in the header to raise a new ticket.
  2. Choose a Category: account, payment, maintenance, tenancy, technical or other.
  3. Write a short Subject — Brief description of your issue.
  4. Describe the issue in full in Describe your issue.
  5. Tap Submit Ticket. You get Ticket Created — Our support team will respond shortly.

Your tickets are listed newest first, with a status and a priority colour down the left edge. Pull down to refresh if a new one does not appear straight away.

Two limitations to be aware of today. The long description you type is not currently saved with the ticket, so keep a copy of anything important and send it to us by email if it matters. And opening an existing ticket from the list does not yet show a readable ticket screen, so for the history of a ticket please contact us directly. You can also email kodiipay.support@gmail.com or call 0769751326.

What can I change in my Profile & Settings?

Profile is one screen with every setting on it. Open it by tapping your photo in the header, the edit button on the three-dot menu, or the Profile & Settings row.

  1. Profile photo — tap the camera badge to upload one from your gallery, or remove the existing one.
  2. PERSONAL INFO — tap the edit icon in the title bar to change your first, middle and last name. Your email and phone are shown here; your phone is edited with a fixed +254 prefix and is checked against Kenyan format when you save.
  3. SECURITY — Change Password, Active Sessions (shows N active device(s)), Max Devices, and Email OTP at sign-in, which is the switch that makes KodiiPay email you a code each time you sign in.
  4. APP LOCK — the Enable App Lock switch, then your Lock Method (Biometric + PIN or PIN Only) and your Auto-Lock Delay (Immediate, 1, 5, 10 or 30 minutes).
  5. NOTIFICATIONS — eight independent switches: Push notifications, SMS notifications, Email notifications, In-app notifications, Payment reminders, Maintenance updates, Lease expiry alerts and Marketing emails.
  6. PAYOUT METHODS — your saved wallet, M-Pesa and PayBill destinations, with + to add one and Set default on any row.
  7. Advanced — expand it for Delete Account.
  8. Sign Out at the bottom.

Active Sessions is worth checking on any new phone: each device shows its date, operating system, browser and IP address, with your current one marked This device. Tap any other one to sign it out, or use Sign Out All Other Devices — both ask you to confirm first. If you plan to use several devices, raise Max Devices here before you sign in on them, because that step requires an email code.

Two honest notes. Max Devices has no Save button — each tap of − or + saves straight away, so check the number is what you want before you close the sheet. And Delete Account warns that you should type CONFIRM, but there is no box to type it in — the second confirmation button deletes your account and everything in it immediately, with no recovery and no 90-day retention.

What does my landlord Dashboard show?

Dashboard is your first tab and the screen you land on after signing in as a landlord.

  1. Your wallet balance sits at the top, with an eye icon to hide it, and a WITHDRAW action to take money out.
  2. Stat cards give you the headline numbers across your portfolio.
  3. Quick actions include INVITE TENANT, which opens your invitations list.
  4. Recent transactions lists your latest rent in and payments out.

Nothing on the dashboard is hidden when your plan lapses — you keep seeing your balance, collection rate and transactions. Tapping anything premium instead opens the subscribe prompt, so you can always see what you are missing before you pay for it. INVITE TENANT opens the invitations list rather than the invite form, so tap Search & Invite Tenant there to invite one person.

Why does KodiiPay ask me to subscribe?

Landlord tools are premium features. KodiiPay checks your plan in two slightly different ways, so you may see either of these.

  • Subscription Required — shown before an action that changes something, such as saving a unit or sending an invite. The message explains exactly why, with Cancel and View Plans.
  • Wallet Frozen — shown instead when your wallet has been frozen, with Cancel and Renew.
  • Access Changed — shown when you arrive on a screen and your plan is found to be expired while you were moving. You are returned to your Dashboard and offered View Plans.
  • Warning — Could not verify subscription access. Please check your connection and try again. if the check itself could not run, with Cancel and Retry.

If your plan has expired you keep full visibility of your properties, tenants, rent and earnings — only the actions are blocked, and a frozen wallet also blocks withdrawals until you renew. Renew from Subscription & Billing in the three-dot menu.

What is in my More tab as a landlord?

The More tab is your landlord services hub and the launch pad for most tools.

  • RECENTLY USED — appears once you have used a tool. Long-press a tile, then tap the red circle to remove it.
  • MAIN SERVICES — Send Money, Paybill, Bank Transfer, View Earnings, Manage Tenants, Properties, Support, Advanced Analytics, Budget Planner, Expense Tracker, Maintenance Tracker, Document Storage, Maintenance Reports, Send Notices, Invoices, Payment History and See All Features.
  • LIPA NA M-PESA — two cards: Buy Goods & Services and Pochi la Biashara.
  • PAY BILL SERVICES — School Fees, Electricity, DStv, GoTV, Zuku, StarTimes, SHA, Water Bill, WiFi, Insurance, Loan Repayment and Others.

Three tiles are worth pointing out because their names do not match their contents. Bank Transfer does not show money arriving in your bank account — it is the list of paybills you can pay. Maintenance Tracker is your own log of maintenance you have arranged, while Maintenance Reports is where tenants’ requests arrive. And Expense Tracker is the one tile with no text label, just an image.

Several of these tools are premium. Tapping one without an active plan opens Subscription Required with View Plans. See All Features always opens, even without a plan, so you can read what is included before deciding.

What is in the three-dot menu as a landlord?

The three dots in the top-right open a menu that is separate from the More tab, and several of your most important tools are only here.

  • Payment reports download — your full payment history and statements.
  • Tenant Invitations
  • Maintenance Requests — what tenants have reported.
  • Messages
  • Advanced Analytics
  • Units
  • Tenancy Agreements
  • Formal Notices
  • Property Reviews
  • Referrals
  • Subscription & Billing
  • KYC Verification
  • Support
  • Profile & Settings

Remember this menu and the More tab are different screens that share a name. Note also that Sign Out here does not ask you to confirm, while Profile & Settings does.

How do I manage my properties?

Properties is your second tab. It lists everything you manage with your total property count underneath the title.

  1. Each card shows the cover photo, the property name, its location, how many units it has, the monthly rent figure, and badges counting Active and Vacant units.
  2. Tap a card to open that property and its units.
  3. Tap + Add Property to create one.
  4. Use the search, status and sort controls to narrow a long list.

If you have not added anything yet you get a first-run panel inviting you to add your first property. Pull down to refresh.

One caveat: a property’s unit count is only recalculated when the property itself is edited, so if you add units from a property screen the card can briefly under-report. Trust the unit count on the Units screen.

What does a property detail screen show?

Tapping a property card opens its own screen, headed with the property name.

  1. Edit changes the property details and amenities.
  2. + Add Unit adds a unit to this property.
  3. The unit list shows each unit’s number, its rent, and a status chip: vacant, occupied, reserved or maintenance.
  4. Tap any unit to edit it.

Adding a unit is limited by your plan. At your limit you get Unit Limit Reached — You’ve reached your subscription limit. Upgrade your plan to add more; the check is advisory on the phone and enforced properly by KodiiPay when you save.

How do I add a new property?

Tap + Add Property on the Properties screen. New Property collects the basics: the property name, its type, its location, and a photo.

  1. Fill in the details. Required fields are flagged individually if you leave them empty.
  2. Add a cover photo so the property looks real to tenants.
  3. Save, and your property appears at the top of your list.

This screen creates the property only. Add its units afterwards with + Add Unit, or use the combined Add Property & Units wizard to do the property and all its units in one pass.

Adding a property needs an active plan, so KodiiPay will prompt you to subscribe if yours has lapsed.

Can I add a property and all its units at once?

Yes. The combined wizard takes the property details and then each unit row in the same session, with a rent input per unit, so you can set up a whole building in one pass.

  1. Fill in the property details and its photo.
  2. Enter each unit’s number, name, size, bedrooms, bathrooms and rent.
  3. Save. KodiiPay creates the property, then its units, then returns you to your list.

The wizard checks your plan’s unit allowance first and tells you if you have used it up. If the cover photo fails to upload you are warned but the wizard continues, so you can end up with a property and no cover image — go back and add the photo afterwards.

How do I edit a property?

Open the property, tap Edit, and you get the same fields as when you created it, filled in, plus the amenities list — things like Air Conditioning, Balcony, Hot Water, Water Tank, Built-in Wardrobes and Security.

Amenities are what tenants filter by when searching for a home, so keeping them accurate genuinely improves your chances of the right tenants finding you.

Save using the tick at the top of the screen. It has no written label and no confirmation, so double-check your changes and tap it deliberately — there is no undo.

One gap to be aware of: links elsewhere in the app that intend to open this screen directly on the amenities section currently land on the first section instead, so scroll down to reach amenities yourself.

How do I add a unit to a property?

Open the property and tap + Add Unit. The form is grouped into Property, Unit Details, Physical Characteristics, Pricing, Photos and unit-specific amenities.

  1. Unit Number and Unit Name are the only required fields — for example 101 and Master Apartment. Missing either gives you a Required alert naming the field.
  2. Set Status — vacant, occupied, reserved, maintenance or unavailable — and add a Description.
  3. Add Floor Number (use 0 for ground), Bedrooms, Bathrooms, Size (Sq Ft) and Furnishing.
  4. Set Base Rent and Security Deposit, then the utility charges — water, electricity, service charge and garbage — plus any Other Charges.
  5. Add up to 4 photos. The cover photo is uploaded separately from the gallery.
  6. Tap Add Unit and you get Unit added successfully.

Pricing accuracy matters more than it looks: base rent plus the utility charges are what a tenant’s monthly schedule is built from. Add a unit beyond your plan’s allowance and you get Unit Limit Reached.

How do I edit a unit?

Open a unit and you get the same fields as the Add Unit form, filled in: Unit Number, Unit Name, Status, Description, floor, bedrooms, bathrooms, size, furnishing, base rent, security deposit, the utility charges, other charges, photos and amenities.

Status options are vacant, occupied, reserved, maintenance and unavailable. Furnishing options are unfurnished, semi_furnished and fully_furnished, and there is a Quick add chip row for common amenities plus a free-text box if you need something else.

Save with the tick in the header, then return to your units list.

Two things to watch. unavailable units cannot be selected in the status filter on the Units screen, so they are only visible under All. And Edit Unit reached from a unit’s row menu in the Units list can currently open a blank Add Unit form instead of the editor — if the header says Add Unit, back out and tap the unit row itself instead.

Where can I see all my units together?

Units in the three-dot menu lists every unit you own, across all properties. Four stat cards give you Total, Occupied, Vacant and Occupied Rent.

  1. Search with Search units….
  2. Open the filter sheet for PROPERTY, STATUS, FURNISHING and SORT BY, then Apply Filters or Reset. Status chips are All, Vacant, Occupied, Reserved and Maintenance; sort options include Newest First, Name A → Z and Rent Low → High.
  3. Tap a unit to open it, or use its row menu for Edit Unit, View Tenants or Invite Tenant.
  4. Scroll down for more units.

If you have no units at all you get No Units Yet — Add units to your properties to start inviting tenants. If filters are hiding everything you get No results with a way to clear them.

Three honest limitations. The list loads 20 units at a time, so on a large portfolio scrolling can stall before everything appears — use the filters or search to narrow. Searching does not look inside a unit’s description, only its number and name. And the Furnishing filter can fail to match units you have correctly marked as fully furnished.

How do I see which tenants owe me rent?

Tenants is your third tab and your rent-collection view. Four stat cards give you Total, Paid, Due and Overdue, with matching status chips to filter by.

  1. Each row tells you exactly where that tenant stands: Paid in full, Due {date}, Due today, Due tomorrow, Due in {n} days, Was due {date} · {n} days late, or Due {date} · KES {paid} paid.
  2. A tenant you have served notice on is flagged Termination Pending – Action Required.
  3. Open the Filter Tenants sheet to narrow the list, then Apply Filters or Reset.
  4. Tap a row to open that tenant’s full record.
  5. Scroll for more — eight rows at a time.

If you have no tenants yet you get No Tenants Found — Invite tenants to your units to start collecting rent. Use the add control to reach your invitations.

Tenants who have been given notice still appear in this list, so you keep sight of them while they respond. Even with a lapsed plan you can read the whole list — only opening a tenant’s record and acting on it is blocked.

What does a tenant record show me?

Tapping a tenant gives you everything about that tenancy in one place.

  • TENANT — their name, phone number and photo.
  • CURRENT MONTH — {Month Year} — what they owe this month and whether it is paid.
  • UNPAID RENT — every outstanding month with its balance.
  • FINANCIAL SUMMARY — total billed, total paid, outstanding balance.
  • UNIT & PROPERTY — which unit they rent and where it is.
  • RECENT PAYMENTS — their latest payments with dates and amounts.
  • ACTIONS — the tools below.

The ACTIONS list is where the work happens: Messages to talk to them, Record Rent Payment for cash or offline payments, Send Notice for anything formal, and Adjust Rent for changes, penalties and waivers. Terminating a tenancy also starts here and asks you for a reason first.

If you have served notice, the record shows Payments & schedules — Paused and a 30-day response window while you wait.

Where are my tenancy agreements?

Tenancy Agreements in the three-dot menu lists every lease across your properties, with the tenant, the unit, the start and end dates, the monthly rent and whether it is signed.

  1. Tap a card to expand the full lease terms and the notice period.
  2. Tap the agreement itself to open the signed document.

If you have none you get No Tenancy Agreements — No tenancy agreements found for your properties.

Unlike most of the three-dot menu, this screen is readable whether or not your plan is active — you can always reach your own leases. Also worth knowing: if you ever see a due date written as 21th or 31th, that is a display slip on the ordinal suffix only; the date itself is correct.

How do I record a rent payment I received outside KodiiPay?

Use this when a tenant pays you in cash, by transfer or by cheque instead of through KodiiPay. Open the tenant, then Record Rent Payment.

  1. The current or overdue schedule is selected for you, with the amount due shown.
  2. Choose the method: Bank, M-Pesa, Cash or Check.
  3. Enter the amount, which cannot be more than the outstanding balance unless you intend to carry the rest forward.
  4. Add the transaction reference in the note field so you can find it later.
  5. Save, then tap Done.

You get a clear checklist of what happened: ✓ Rent schedule updated, ✓ Transaction recorded, ✓ Earnings logged and ✓ Tenant notified. If the tenant paid more than they owed you also get ✓ KES {amount} excess credited to next month — overpayments are carried forward, never lost.

Recording a payment here does not move any money; it records money that has already changed hands, so your earnings, wallet history, tenant balance and statements all stay accurate.

How do I change a rent amount, add a penalty or waive one?

Open the tenant and choose Adjust Rent. The screen has three tabs, and they do quite different things to the balance.

  • adjust — change the rent or any of the charges on the schedule.
  • penalty — add a late penalty.
  • waive — remove a penalty you previously applied.

Save when you are happy. A few consequences to expect. Adding or waiving a penalty changes what the tenant owes, so their Paid, Due and Overdue status on the Tenants screen changes immediately — check your figures before you save. Waiving a penalty lowers the total due; it does not create a refund to the tenant.

If a rent change should be formal rather than just a number on a schedule, send a notice as well so the tenant has something in writing. Adjusting rent needs an active plan.

How do I invite a tenant?

Tenant Invitations lists every invitation you have sent, with a badge counting how many are still pending and a chip on each row for its status: pending, accepted, declined or expired.

Two buttons start an invite: Search & Invite Tenant for one person, and Invite Multiple Tenants for a batch. The list shows the first 10 invitations, so tap View All if you have more — and search by property, unit or tenant to find one quickly.

Two things to know. Invitations expire on their own, and an expired one cannot be revived — send a new one. And the INVITE TENANT quick action on your Dashboard, plus the invite options on the Units and Tenants screens, all open this list rather than the form, so expect one extra tap.

How do I invite one tenant?

Tap Search & Invite Tenant on the invitations list to send a single invite.

  1. Enter the tenant’s phone number with the +254 prefix handled for you. A verification box confirms whether that number is a registered KodiiPay tenant.
  2. Choose the unit, and optionally pick how long the invitation stays open — 1, 3, 7, 14 or 30 days.
  3. Write a personal message if you want to. They will read it on their invitation card.
  4. Answer Paid?. Choose yes if they have already paid, and give the amount and the date paid. Choose no instead and set the rent-cycle start date.
  5. Send. The tenant is notified.

Answering Paid? correctly is what stops your tenant being billed twice for a month they have already settled. Switching between yes and no swaps which fields are required, so double-check the payment details before you send.

Can I invite several tenants at once?

Yes. Tap Invite Multiple Tenants to build a batch.

  1. Add tenants one phone number at a time. Each is verified and appears as a card you can remove.
  2. Assign a unit to each tenant. Units already assigned elsewhere in this batch are excluded from the picker.
  3. Set Paid or Not Paid per tenant, then the matching details — amount and date paid, or the rent-cycle start date.
  4. Set one expiry and one message, shared by the whole batch.
  5. Send. Every tenant gets their own invitation and notification.

The expiry and message are shared across the batch, so if different tenants need different terms, send those separately. Note that the unit picker only excludes units taken within this batch, so double-check against your existing tenancies before sending.

Where do I see my earnings?

View Earnings is your landlord earnings screen. A period selector switches it between This Month, Last Month and This Year, and the figures recalculate to match.

  • Rental Income — everything collected from tenants.
  • Total Earned — your income for the chosen period.
  • Expenses — what your properties cost you.
  • Net Income — what is left after those expenses.
  • Collection Rate — the share of rent actually collected.
  • Properties, Occupied Units and Outstanding Rent — your portfolio at a glance.

Below that, Recent Rental Income itemises each payment with the tenant, the property, the date and the amount.

Your collection rate is the number to watch. A high rate with a growing outstanding balance means tenants are behind but you have not yet chased them — pair the figure with the Tenants screen, which shows who is due and how late they are. Earnings is a premium tool, so it needs an active plan to open.

How do I add money to my wallet as a landlord?

Top Up works exactly as it does for a tenant, because it is the same wallet. Open Top Up from the three-dot menu, choose M-Pesa, enter an amount within your minimum and maximum limits, and confirm.

The M-Pesa STK prompt arrives on the phone number saved in your profile. KodiiPay polls for the result and credits your wallet only once Safaricom confirms the payment. If you are short when paying rent or a bill, KodiiPay tells you the exact amount to top up rather than quietly leaving you short.

Landlord wallets can also be frozen if your subscription lapses with rent money in it. While frozen, your balance is still visible but money cannot leave the wallet — renew the plan to unfreeze it and release your funds.

How do I withdraw rent money to M-Pesa or my bank?

Tap WITHDRAW on your dashboard, or New Withdrawal Request from the three-dot menu.

  1. Choose M-Pesa or Bank Transfer.
  2. M-Pesa pays to the phone saved in your payout methods. Bank Transfer pays to the PayBill business number and account number you registered as a landlord payout method.
  3. Enter the amount. The minimum is KES 10.
  4. Add an optional note, review the fee and the net amount, then submit.
  5. Your request is queued, the money leaves your wallet, and you see the status — pending, then completed or failed.

Three checks run before KodiiPay will pay you out, and each tells you plainly what is wrong: your subscription must be active, your wallet must not be frozen, and your KYC must be verified. Until KYC is approved, rent money is held in your wallet rather than sent to your bank — that is the safeguard that stops unverified landlords being paid out.

If a payout fails, the amount returns to your wallet and the failed attempt stays visible in your history with the reason.

How do I set up M-Pesa or bank payouts as a landlord?

Add a payout method from Profile & Settings → Payout Methods. Choose the method, then fill in what that method needs.

  • M-Pesa — your M-Pesa phone number in international format. A valid Kenyan number is 12 digits, written as +254 followed by your nine-digit number starting with 7 or 1; anything else is rejected as Invalid phone number.
  • Bank — your bank or M-Pesa PayBill business number plus the account number tenants will quote. For a PayBill that is the shortcode, not a personal phone number or a long bank account.

Methods can be marked visible or hidden per screen, and your bank method is the one that enables Bank Transfer rent payments: a tenant paying that way sends the money straight to your PayBill, not to your KodiiPay wallet.

Two things worth flagging. Bank payouts to your PayBill require verified KYC, so an unverified landlord keeps receiving rent in the wallet instead. And Bank Transfer can also appear in your own bill-paying screens, where it is not a deposit feature — see Bank Transfer for that.

Why do I need to verify my identity as a landlord?

KYC Verification is in the three-dot menu. It is what unlocks paying rent out to your bank instead of holding it in your wallet, and it protects tenants from losing money to an unverified landlord.

  1. Choose the type of ID you have: National ID, Passport or Driving Licence.
  2. Enter the ID number exactly as printed, and your phone number in international format.
  3. Upload the front and back of your ID.
  4. Submit. Your status changes from not_submitted to submitted and you get a confirmation and a notification.

Your status then reads submitted, approved, verified, rejected or expired. KodiiPay reviews the documents, and until then your rent money stays in your wallet rather than being sent to a bank account that has not been verified. Rejected submissions tell you what was wrong so you can resubmit.

Documents you submit are reviewed by staff and removed when no longer needed, and the app also watches for an abandoned submission and nudges you to complete it. While verification is pending, bank payouts are held — you keep seeing every rent payment, you just cannot move it out to a bank account yet.

How do my landlord subscription and billing work?

Subscription & Billing in the three-dot menu shows your current plan, whether it is active, when it ends, and what renews it.

  • Free trial — time-limited access to the landlord tools, so you can try them on a real property before paying.
  • Paid plans — billed monthly or annually, with auto-renewal on or off.

Turning auto-renewal on means your wallet is charged at the start of each billing cycle. If the wallet does not have enough at that moment, KodiiPay leaves a bill outstanding, keeps your access alive through a 30-day grace period so nothing is interrupted mid-tenancy, and reminds you before the grace period ends. If it is still unpaid after 30 days the plan expires and your wallet is frozen so rent money cannot leave until you renew. Renewing or topping up pays the outstanding bill and reactivates you immediately, and cancelling auto-renew stops future charges without affecting the period you have already paid for.

One moment of confusion is worth naming: the subscription screen shows your plan’s expiry date — a measurement point in time. On your Profile the same plan reads renews on, because that is when the next charge lands. They are different labels for different things, not conflicting data.

How do I upgrade my plan?

Upgrade on the Subscription & Billing screen lists the available plans with their price and what each one includes.

  1. Pick the plan and how you want to be billed.
  2. Pay with M-Pesa. The STK prompt goes to the phone saved in your profile.
  3. KodiiPay polls for the result and activates the plan only once Safaricom confirms the payment.
  4. Your new limits and features open as soon as the payment is confirmed.

If the payment does not complete, nothing changes and you are not charged. It can take a moment after the STK prompt before the app notices, so leave the screen open rather than restarting the app.

Plans come in monthly and annual flavours, and the annual one costs less than twelve months of the monthly one — worth comparing before you commit. Prices are set by KodiiPay and shown in the plan list, so always confirm the amount on the confirmation screen before you authorise the payment.

What is See All Features?

Tapping See All Features in the More tab opens a catalogue of everything landlord tools can do, grouped into categories with each feature labelled by the plan that includes it.

It is the honest way to decide. You can read the full list and what each tier unlocks without paying anything, which means you can tell whether a feature you need is on the tier you are considering rather than finding out after paying.

Unlike most premium tools, this screen opens even without an active plan — that is the point of it. From there you can go straight to upgrading if something you need is locked.

What does Advanced Analytics tell me?

Advanced Analytics, in the More tab or the three-dot menu, goes further than View Earnings with four lenses on the business.

  • Revenue trends — how income has moved over time.
  • Property performance — which properties earn and which underperform.
  • Tenant payment patterns — who pays reliably and who needs chasing.
  • Occupancy rates — how full your portfolio is.

Use it with two habits. Read revenue trends alongside collection rate, so growth driven by higher rents but falling collection does not look like progress. And read occupancy alongside outstanding rent, because a full portfolio that is not being paid on time is a very different position from a partially occupied one that is.

One refresh caveat worth knowing: pulling down to refresh does not update the figures on the screen, so close and reopen the screen to see newer numbers. Deep-linking straight into a property’s performance detail from analytics currently lands on the analytics overview instead, so open that property from your Properties list.

How do I track money I spend on my properties?

Expense Tracker — the tile with no text label, only an image, in the More tab — records what your properties cost you, so your true profit is not overstated by rent income alone.

  1. Add each expense with its amount, the property and unit it relates to, the category, the date and a note.
  2. Review the breakdown by category and by property.
  3. Use the totals to compare against the expenses line in View Earnings.

The single most useful habit here is to log expenses as they happen. A month of forgotten repairs makes net income look far better than it is, and that number is what you should be basing your own pricing decisions on.

What is the Budget Planner for?

Budget Planner gives each spending category a monthly limit and shows you how much of it you have used, so property costs stay predictable instead of arriving as a surprise.

  1. Set a monthly budget per category, such as maintenance, utilities or marketing.
  2. As expenses are logged, compare them against the limit.
  3. Adjust limits when a property’s costs genuinely change.

Set budgets for the categories where overruns hurt most — repairs are the usual one — and treat the limit as a prompt to investigate rather than a hard stop. The planner is a planning tool; KodiiPay will not block a payment because it would take you over a budget you set.

What is Document Storage?

Document Storage keeps your important paperwork with the property it belongs to, so a lease, receipt or contract is never lost in a chat thread or a phone gallery.

  1. Upload a document and attach it to a property or a unit.
  2. Give it a category — for example lease, receipt, contract or inspection — and a title so you can find it later.
  3. Open any document to view it.
  4. Share it to hand a copy to a tenant, or delete it when it is no longer needed.

Files are compressed before upload so they stay usable on a weak connection, and documents attached to a property come down with it rather than being left behind. Name documents consistently — a search for “2026” is far more useful than one for “scan1”.

What does Maintenance Tracker do?

Maintenance Tracker is your log of the maintenance you arrange — plumbing, electrical, painting, servicing and the rest — kept against the property and unit involved, with the cost recorded.

  1. Record the work against the right property and unit.
  2. Note the cost and the date.
  3. Track what is outstanding versus done, so nothing slips between visits.

Keeping this current does more than satisfy a habit: it is the record you will want when a repair turns into a bigger problem, and it feeds directly into your expenses so your net income stays truthful. Many landlords simply use their own phone notes — putting them here means the cost lands in your financials automatically.

Where do I see maintenance problems my tenants report?

Maintenance Reports is where tenant-submitted problems arrive — separate from your own Maintenance Tracker. Reach it from the More tab or the three-dot menu.

  1. Each report carries the unit, the tenant, the category, the description, any photos and the status.
  2. Open a report for the full detail and the tenant’s photos.
  3. Respond to the tenant, then mark the report resolved when the work is done.

Reports reaching this list is a good sign: it means tenants trust your property enough to report problems rather than leaving quietly. Reply quickly even when the fix takes time — an acknowledged report is far cheaper to a landlord than a tenant deciding your property is not worth staying in.

How do I send formal notices to a tenant?

Send Notices, from the More tab or the three-dot menu, produces a written notice for a tenant, complete with the property, the unit and the date.

  1. Choose the notice type — a general notice, a rent change, a warning, or a termination.
  2. Write or edit the notice text. A notice reads as a legal document, so write it plainly and factually.
  3. Review it exactly as the tenant will receive it.
  4. Send. The tenant is notified and the notice is recorded.

A notice is not the same thing as Adjust Rent. Adjust Rent changes the numbers on a schedule; a notice tells the tenant about it in writing. When you are changing rent or ending a tenancy, do both — the notice is what makes the change defensible, and the figure on the schedule is what makes it billable.

Starting a termination from a tenant’s record walks you through the same notice, and the tenant then has a 30-day window to respond before anything takes effect.

Where is my full payment history and how do I download it?

Your complete payment history is one tap away from the three-dot menu as payment reports download.

  1. Filter by property, tenant, unit or date range to isolate what you need.
  2. Review the statement, which lists each payment with its date, tenant, property and amount, and totals the period.
  3. Export it to PDF or share the file.

This is the document to send a landlord, an agent or a lawyer when rent is disputed, so export it while the matter is current.

Two limits worth planning around. Downloads happen through your device’s own share sheet, so on desktop you may need to save rather than send. And a fully paid statement shows no entries for that filter — an empty statement usually means the filter is too narrow, not that you have no payments.

What can I do in Profile & Settings as a landlord?

Profile & Settings holds your identity, your security settings and everything else personal, reached from the three-dot menu.

  • Profile — edit your name, phone number, email and profile photo.
  • Security — change your password, set a PIN, lock the app automatically, decide whether login needs an emailed code, and set your Max Devices.
  • Payout Methods — add or remove M-Pesa and bank details.
  • Property Visibility — control whether your units are listed in tenant search.
  • Notification Preferences — choose what you are alerted about and how loudly.
  • Help & Support — reach the support team.
  • Sign Out — asked to confirm before you leave.

Two settings are worth getting right before you need them. Set Max Devices high enough for the phones and desktops you actually use, because the limit signs out your oldest device when you go over it. And keep your phone number current, because it is where M-Pesa prompts, one-time codes and payout confirmations are sent — if you change your number, update it here first.

Deleting your account asks for confirmation, states plainly that it is irreversible, and removes your data immediately rather than holding it for a cooling-off period.

Can I send money from my landlord account?

Yes. Send Money in the More tab works the same as it does for a tenant: pick a KodiiPay contact or dial a number, enter an amount of at least KES 10, and the money goes straight to that person’s M-Pesa.

A transaction fee applies on top of the amount, taken from your wallet when the payment is initiated and held until the transfer succeeds. If the transfer fails, the full amount plus the fee comes back to your available balance.

Two deliberate limits apply: you cannot send money to yourself, and the money leaves your KodiiPay wallet to reach the recipient’s real M-Pesa — it is not an internal balance transfer, which is why a transaction fee is charged. If you would rather move money from your KodiiPay wallet to another KodiiPay wallet without an M-Pesa payout, use Wallet Transfer instead.
