Yes. Tenants use kodiipay completely free — no subscription, no signup fee. Only a small per-transaction fee is deducted from each rent payment.

How do landlords get paid?

Rent payments are collected into the landlord's kodiipay wallet the moment they succeed and matched automatically to the tenant and unit. Landlords can then withdraw their balance to M-Pesa or their registered bank PayBill (minimum KES 100, requires approved KYC).

Yes. kodiipay uses AES-256 encryption, TLS 1.3, biometric app lock, device limit control, and email OTP two-factor authentication. The platform complies with the Kenya Data Protection Act, 2019.

Can I try kodiipay before paying?

Yes. The Free plan includes a trial period with full access to properties and units at KES 0. No credit card required. Upgrade only when you need more.

How do I get started?

Download the kodiipay app from the App Store or Google Play, create a free account (you'll verify your phone number +254 by email OTP and set a security PIN), and choose whether you are a landlord or tenant. Landlords then add a property — apartment, house, studio or commercial — add its units with rent and charges, and invite tenants. Tenants either accept a landlord's invitation, or browse vacant homes on the Find Home marketplace, book a unit, and start paying rent from the app. Landlords start with a free trial; tenants never pay for the app.

Is kodiipay free to use?

For tenants, yes — 100% free. Downloading, paying rent, chatting, maintenance requests and receipts cost no subscription or signup fee. The only cost is a small, always-shown-per-transaction fee on money transactions (see "Is there a fee for paying rent?"). For landlords, kodiipay is pay-as-you-go. You start on a free plan with a free trial period, and upgrade to a paid plan only when you need more properties or premium features like advanced analytics, financial reports and priority support. No lock-in, no contracts — cancel anytime.

Open the app, go to Pay Rent, and select your unit. Before you pay, the app shows a full breakdown: base rent, water, electricity, service, garbage, any penalties or arrears, and the final balance. Choose your method — M-Pesa STK Push, M-Pesa Till (paid directly to your landlord's Till), bank transfer (paid directly to their PayBill), or wallet balance. For STK, confirm the prompt on your phone with your M-Pesa PIN; the payment is confirmed the moment it completes and the schedule updates instantly. If your wallet is short, the app can top it up with an exact M-Pesa STK charge so the payment goes through without extra steps. Your landlord gets an instant receipt and the transaction is recorded in your payment history.

What payment methods are available?

Tenants can pay with M-Pesa STK Push, M-Pesa Till (the landlord's Buy Goods & Services number), bank transfer via the landlord's PayBill, wallet balance, or cash that the landlord records. M-Pesa STK is the fastest — funds are confirmed instantly. Till and bank transfers send money directly to the landlord's own Till or PayBill number. A bank transfer is simply a PayBill payment: the PayBill number identifies the receiving account (your landlord's), and your phone number acts as the account number, so the money lands in your landlord's bank account and is matched to your unit automatically. Every method is reconciled in the same ledger, so your history, receipts and what you owe are always consistent.

What is the wallet and how do I top it up?

Your kodiipay wallet is a stored balance you fund once and use across the app — for rent, bill payments, send money, and booking deposits. To top up, go to Wallet → Top Up, enter the amount (minimum KES 100), and confirm the M-Pesa STK prompt with your M-Pesa PIN. The funds are available instantly and every top-up is logged in your transaction history. Any time a payment needs more than your balance, the app can request an exact shortfall top-up automatically so you never get stuck mid-payment.

Is there a fee for paying rent?

kodiipay charges a small per-transaction fee that follows a flat fee schedule based on the amount (not a percentage). The schedule is: KES 0–200 → KES 10 KES 201–600 → KES 20 KES 601–1,000 → KES 30 KES 1,001–5,000 → KES 50 KES 5,001–10,000 → KES 80 KES 10,001–70,000 → KES 120 The exact fee for every payment is always displayed before you confirm, so there are never surprise charges.

What happens if I pay more or less than the bill?

Partial payments are tracked automatically — you can pay towards a month's bill in more than one payment, and the app shows exactly what's left. If you overpay (including through the PayBill path), the excess is carried forward and automatically applied to your next month's rent — your money is never lost.

Can my booking deposit be refunded?

Yes. When you book a vacant home, your deposit is held in escrow — a protected platform float — not handed to the landlord. The landlord reviews your request, and you confirm check-in once you're satisfied. The deposit is released to the landlord only after you confirm. If the landlord declines, you cancel, or there's a dispute, the deposit is refunded to your wallet in full. This means you never hand over a deposit before you've secured the home.

What happens if I pay rent to an unverified landlord?

kodiipay checks every landlord's identity (KYC) before passing money on. If you pay a landlord who hasn't completed KYC verification, the payment is placed on a KYC hold and a refund schedule is created. The landlord has 30 days to verify their identity and release the payment. If they don't, your rent is refunded to you in full automatically — a daily batch job returns the money and removes the unresolved account after 33 days. You're notified at every step, so your money is never simply at risk with a stranger.

How do landlords get paid and withdraw money?

Payments made by wallet balance are matched instantly to the tenant and unit and credit the landlord's wallet. Payments made via the landlord's own M-Pesa Till or bank PayBill go directly to that Till number or to the landlord's bank account via their PayBill. Landlords can withdraw their wallet balance to an M-Pesa number, an M-Pesa Till (Buy Goods & Services), or a bank PayBill account — minimum KES 100, requires an approved KYC identity check. Withdrawals are processed over Safaricom's Daraja APIs (B2C to an M-Pesa number, B2B to a bank PayBill), so money lands in the real M-Pesa or bank account within seconds. Withdrawal methods are saved and pre-selected automatically, and every payout has a full history and receipt in the app.

What landlord plans are available?

Landlords choose between a Free (trial) plan and paid Starter and Pro plans, on monthly or annual billing. Plans differ in how many properties and units you can manage, the transaction fee, and access to premium tools such as advanced analytics, financial reports, revenue forecasting, budget planner, expense tracker, document vault, tenant screening, and priority support. You can upgrade, downgrade, or cancel at any time — no contracts, no lock-in.

Can I send or request money inside the app?

Yes. You can send money instantly to any other kodiipay user using your wallet — search by phone number or name, add an optional note, and the money moves via the same B2C rail used for payouts. The recipient gets an instant in-app and push notification, and both sides keep a timestamped record. The same per-transaction fee schedule applies and is shown before you send.

How do I get receipts, and can I verify them?

Every successful payment produces a digital receipt immediately, and your full payment history can be exported as a PDF anytime. Receipts carry a scannable QR code — landlords, tenants, or anyone can scan it to verify a payment is genuine and matches kodiipay's records, which protects against fake rent receipts.

Is my data and my money safe?

Yes. kodiipay combines bank-level security with strong tenant protections: App lock — secure PIN (stored hashed) or biometric unlock on every open. Identity checks — email OTP on sign-up, KYC verification for anyone receiving payouts, and device limits. One active session — logging into a new device ends the previous session automatically, so an old phone can't stay signed in. Brute-force protection — repeated failed logins lock the account temporarily. Money safeguards — booking deposits sit in escrow, unverified payouts are held and refundable, and sensitive financial actions are rate-limited. Is kodiipay like M-Pesa, Safaricom or a bank?

No. kodiipay is a software platform — it is not a mobile-money operator like Safaricom, M-Pesa or Airtel, and it is not a bank. It does not run its own money-transfer infrastructure and does not hold your money like a bank account. Every payment is processed over Safaricom's Daraja APIs — the same regulated rails Kenyan banks and fintechs use. Top-ups use M-Pesa STK Push (you confirm with your M-Pesa PIN on your phone; kodiipay never sees it) or a bank transfer to the kodiipay PayBill. Bank-transfer rent goes to your landlord's own PayBill, so money lands in their real bank account. Payouts move out via Daraja B2C (to an M-Pesa number) or B2B (to a bank PayBill). Your kodiipay wallet is a routing balance that makes payments instant inside the app — the actual money lives with Safaricom or your bank until it's moved. That is also why every receipt carries a genuine M-Pesa transaction ID, verifiable by QR scan.

How does kodiipay make money?

How does maintenance work?

Tenants can raise a maintenance request directly from the app, attach details and photos, and the landlord receives it instantly on their maintenance tracker.
